There is a definite feeling of optimism in the residential property market as we start the New Year.
2016 should be a positive year, especially if the capital region gets off to a flyer. The country property market has always tended to follow the London trend and - with there being no general election, continued growth, unemployment under control and a confident outlook in both the financial and economic markets - the next 12 months should be stable and relatively ‘normal’.
Demand is outstripping supply
What is required are more houses. There is a continued lack of supply of properties in both the cities and the country at most price points, especially over £2m. Due to the lack of supply of good houses we have already seen the average prices of property on the rise.
Demand remains very strong and there are many good capable, cash buyers sitting in rented accommodation waiting for the right house to be marketed.
Consequently, estate agents are increasingly advising their clients to quietly market their homes ‘off-market’ now rather than wait for the traditional Spring selling season.
