We received a call from an agent in Midhurst about an ‘off market’ residential property opportunity, this agent knew we had a client who was keen to buy in this location close to Bedales school. We agreed to view the property with clients on a Thursday in late July 2022. We needed further input from a knowledgeable local architect and my clients preferred builder; the second viewing was on Friday morning. After a brief on-site conversation and a telephone call to both clients who were unable to be at the second viewing, it was decided to make an offer to buy the property.
The ‘cash, no nonsense straightforward offer was conditional that we exchanged by the following Tuesday and complete within five working days. We shook hands on the deal, but the owner said the transaction couldn’t be achieved with the timescale offered.
Knowing that with all parties fully committed and working together, the timescales could be met; understanding the buying process is essential to pull a deal off like this. The aspirational guide price was £3m.
The deal was exchanged on Tuesday ‘subject to a few legal matters being confirmed’ and was duly completed two days later.
Property transactions, with good co-operation can be transacted quickly and this is just one example of a recent deal that was exchanged and completed within five days from agreeing the deal.
