Lockdown prompts property buyers to re-priortise

Recent high levels of activity, and an unprecedented number of enquiries, shows that property buyers are wanting to relocate to the best residential regions outside London.

Since the property market ‘reopened for business’ following months of being in lockdown, London based buyers’ requirements and interests have changed. There is greater emphasis now for different types of properties and locations, with importance placed on space, both living accommodation inside and outdoors. It is apparent more than ever before there is a distinctive prerequisite for a life-style change.

Regardless of the noticeable number of new enquiries to use the services of a property buying agent/ consultancy, buyers continue to be price sensitive, particularly given the prevailing economic uncertainty.

  1. Since about April 2014, right up until February 2020, prices within the prime residential property market have either been flat or falling.

  2. Property prices have been widely available to the astute buyer for a long time now, buyers are more informed, streetwise and see no reason to overpay.

  3. A buyer will know if a property is being marketed for too much, they will think that sellers are just testing the market, not serious, or have excessive expectations. Pricing a property accurately to sell is paramount.

  4. An informed buying agent will have comparables of other properties that have transacted both on market and those off-market deals, pre and post lockdown.

Subsequently, there continues to be good demand for sensibly priced properties in accessible villages with an active community and countryside location. While good state primary, secondary and private schools will be the driving factor to move and relocate for property buyers with families, more than before, gardens and access to outdoor areas has become more of a priority. Properties with high broadband speed and a separate space to work – are currently top of all buyer wish lists.

Since the easing of lockdown, there is a noticeable increase in the number of properties about to be marketed including many off-market houses that are being offered. Due to the high demand from buyers wishing to relocate to the country and recognising the benefits of countryside living, the price gap between properties in urban and surrounding areas is beginning to narrow.

The residential property market is formally ‘open for business’ and there are good levels of activity from buyers who want to get on with their lives and relocate, albeit with some changes in buyer demands.
